Land Search & Acquisition
Primmo can provide site search and acquisition duties throughout Poland. Prior to Primmo, Brian accumulated ca. 20 hectares of land in Poland for three industrial/business parks, all of which had multiple land owners and required zoning changes or new planning permits. This experience allows Primmo to quickly find, option, permit and acquire land for new developments.
Planning, Permitting & Zoning
Based on our experience and relationships with many local and international architects, Primmo can select an architect most suitable for any project. Duties range from architect selection, detailed input and direction of the architect plus hands-on management of the architect’s work to ensure design plans tha tallow optimal use of a particular site.
Primmo can provide all services necessary to obtain the proper permits ranging from planning, utilities, roads, zoning, building permit and occupancy permitting.
Primmo actively manages all aspects of the construction process from job tendering, general contractor selection,construction management and hand-over of the finished building to the client.
Property Management & Accounting
As a Certified Property Manager (CPM) in the USA, Brian gained valuable property management expertise which he used to establish theretofore non-existent rigorous property management guidelines for the properties developed in Poland. Primmo can provide all property management and accounting services for any product type and understands the stringent requirements of institutional investors. Primmo only manages properties it develops in order to maintain a sharp focus on its investor’s assets/needs.
Asset & Loan Management
Primmo has relationships and experience with many banks and can organize all aspects of debt financing including bank selection, negotiation, loan documents and management.
Exit Strategy and Disposition
Primmo understands that no development should be undertaken without a clear exit strategy in mind and that many of the most important decisions affecting the future successful sale of an asset are made before the site is ever purchased. Therefore, Primmo will advise the client on these issues from the start. When it is time to sell an asset Primmo can utilize its own investor database along with those of various real estate agents to ensure the maximum amount of qualified purchasers are contacted.
Primmo can advise and represent any company on their real estate needs including site selection, land purchase, lease negotiations and design. Primmo will bring to bear its long and successful history of lease negotiations with tenants from all over the world.
Marketing & Leasing
Primmo can coordinate all marketing and leasing services from concept to contract. Brian has negotiated and signed lease contracts with blue chip international tenants from all over the world representing many industries including UPS (10 year BTS-Lease), Mitsubishi, IBM, Whirlpool, BMW, Michelin, Bosch,ThyssenKrupp, Bristol-Myers Squibb, Nokia, Sealed Air, Apollo Electronics, Joanna Cosmetics and many more. Over the years, more than 90% of the tenants renewed their leases. Brian has good relationships with many real estate agents, both local and international that can be called upon to best match a particular project.
